NOTICE OF REAL ESTATE MORTGAGE FORECLOSURE
BY ADVERTISEMENT AND SALE
On October 24, 2005, Robert A. Rael and Lisa L Rael (hereinaf-
ter referred to as the "Raels"), as Mortgagors, made, executed, and
delivered a mortgage to Shoshone First Bank as Mortgagee. This
mortgage was dated October 24, 2005, and was duly recorded on Oc-
tober 26, 2005, in Book SD77, at pages 1268-1274, in the office of the
County Clerk and Ex-Officio Register of Deeds of Big Horn County,
Wyoming. The mortgage covers the following described real proper-
ty located in Big Horn County, Wyoming, to wit:
Beginning at the northeast corner of Lot Two (2), Block
Twenty four (24), Original Town of Lovell, Big Horn Coun-
ty, Wyoming, running south 228 feet, thence west 114 feet,
thence north 228 feet, thence east 114 feet to the place of be-
ginning, also described as Lot 2 of Block 24, Original Town
of Lovell, Big Horn County, Wyoming.
(Hereinafter referred to as the "Real Property"). The mortgage
was given to secure the payment of several Promissory Notes dated
October 24, 2005, in the combined principal sum of $1,283,700.00,
that the Raels guaranteed and/or made, executed, and delivered to
the Mortgagee.
The record owners of the property are Robert A. Rael and Lisa L.
Rael, husband and wife, and all right, title, and interest in and to the
Mortgage, and the Promissory Notes that mortgage secures, is cur-
rently held by Wells Fargo Bank, N.A. ("Mortgage Holder"), as suc-
cessor by consolidation to Shoshone First Bank.
The Mortgagors have failed to pay the principal and interest on
the Notes and Mortgage described above when the same became
due and payable, and in this regard, and otherwise, have defaulted
in performance under the terms and conditions of the Notes and
Mortgage.
Because the Mortgagors have defaulted under the terms and
conditions of the Notes and Mortgage, the Mortgage Holder has
elected and declared, and does hereby elect and declare, to accelerate
and to make the entire debt secured by the Mortgage due and pay-
able without further demand, and to exercise the power to foreclose
the Mortgage by advertisement and sale as provided in the Mort-
gage. No suit or proceeding has been instituted at law or otherwise
to recover the debt secured by the Mortgage or any part thereof.
TAKE NOTICE THAT, pursuant to the power of sale by adver-
tisement contained in the Mortgage, and pursuant to Wyoming law,
the Mortgage will be foreclosed, and the above-described real prop-
erty will be sold by the Sheriff or Deputy Sheriff of Big Horn County,
Wyoming, to the highest bidder, for cash, at public venue, at the main
entrance to the Big Horn County Court House at 10:00 o'clock a.m.
on the 15th day of January, 2014. The proceeds of the sale shall be
applied first to the amount claimed to be due on the notes and mort-
gage which, as of November 7, 2013, was equal to unpaid principal
and accrued interest in the sum of $468,553.78, plus interest which
has continued to accrue at the rate of $114.55467 per day thereafter,
late charges, escrow adjustments, attorney fees, costs, and expenses
of this foreclosure. Any remaining proceeds will thereafter be distrib-
uted in accordance with Wyoming law.
The property being foreclosed upon may be subject to other
liens and encumbrances that will not be extinguished at the sale and
any prospective purchaser should research the status of title before
submitting a bid.

HYATTVILLE COMMUNITY CENTER WITH THE BID PACKET
NAME and shall show the name and address of the Bidder on the
outside. Bids which are not prepared and filed in accordance with
the Instructions to Bidders may be rejected. The CMAR reserves the
right to reject any and all bids and the right to waive irregularities in
bids received.
Each bid must be accompanied by a bid bond with sufficient
surety for not less than five percent (5%) of the total amount of
such bid, payable to and to be forfeited to, the CMAR as liquidated
damages if bidder fails to enter into the contract within thirty (30)
days after award to bidder. Facsimile (fax) or other copies of bonds

PUBLIC NOTICE
The Wyoming Public Service Commission (Commission) has
given Montana-Dakota Utilities Co. (MDU) authority to pass on to its
customers wholesale electric cost decreases of [i] 80.00353 per kilo-
watt hour (kWh) to its Primary Service customers and [ii] $0.00053
per kWh to its Secondary Service customers, through its Power Sup-
ply Cost Adjustment (PSCA) mechanism. The decreases are applica-
ble to all MDU's electric retail customers. The proposed decreases in
retail rates reflect the cost of purchased power increasing, the cost of
transmission decreasing, and a decrease in the surcharge adjustment
for primary and secondary service, resulting in a decrease for the
2014 PSCA rate. The decreases are effective for usage on and after
January 1, 2014, and are subject to notice, protest, intervention, pos-
sible hearing, refund, change, further investigation and further order
of the Commission.
The pass on will result in an average decrease of about 810.59
or 2.46% for Primary General customers using approximately 3,000
kWh monthly and a decrease of about $0.53 or 0.55% for the average
residential customer using 1,000 kwh monthly. Actual bills will vary
with usage.
MDU's application is on file at the Commission's office in Chey-
enne, Wyoming, and in each of MDU's Wyoming business offices in
its electric service territory, and may be inspected by any interested
person during regular business hours.
Anyone desiring to file a statement, protest, public comment, in-
tervention petition, or request for a public hearing in this matter must
file in writing with the Commission on or before January 17, 2014.
The petition shall set forth the grounds of the proposed intervention
or request for hearing, and the position and interest of the petitioner
in this proceeding. Please include reference to Docket No. 20004-
103-EP-13.
